Rules

1. Scope

The present general conditions rules and are an integral part of the service agreement concluded between “Areias do Douro – Guest House”, a lodging establishment registered in the National Register of Local Accommodation with number 66824/AL, and the customer who subscribes to it, whose purpose is to provide tourist accommodation services.

2. Underage citizens

Reservations should only be made by citizens of legal age.
According to the Portuguese Civil Code, articles 122 to 129, minors under the age of eighteen, lack the capacity to exercise their rights, beeing this inability supplied by parental authority. In this way, not only minors cannot enter into accommodation contracts, but they must also be accompanied by an adult, who exercises parental or guardianship authority, who assumes responsibility for fulfilling the contract entered into.
For these reasons, we only accept hosting minors when accompanied by adults who hold parental or guardianship authority.
The minor, son of married parents, will only need to be accompanied by one of the parents. If the parents are not married, he must be accompanied by the parent who holds parental authority.

3. Prices

The stays are booked according to the prices charged at the time of booking, affected by any promotions or discounts that may be in effect. Any subsequent price decrease that may occur does not entitle the customer to any price adjustment, reimbursement or compensation.
After a reservation is made, if the client wants to add nights of stay, he will have to make a new reservation according to availability and prices.

4. Payment deadlines

When the customer requests to reserve a bedroom, this room is prevented from receiving new bookings by other interested parties. For this reason, we give the customer a period of time to make and prove payment of the deposit, as stipulated in the details of their reservation.

It is very important that you send us proof of payments made, because if within the stipulated deadlines we do not receive the respective proofs, we consider that the customer has withdrawn from the reservation.

5. Withdrawal, no show, late arrival or early departure

The cancellation, by the customer, of a stay reserved for a specific date and period, does not entitle him to the refund of any amount already paid as a deposit, advance payment or principle of payment.
However, we facilitate the following situations:

• if the customer has not proven payment for a reservation within the stipulated period, but manages to prove payment before the room is booked by a third party, he can recover the reservation.

• if the customer withdraws from a stay more than 14 days before the start date, he can use the amount paid for a second reservation, of two or more nights, made within 180 days of the previous reservation date. With the second reservation, the period for enjoying the credit ends, even if there is no enjoyment of the stay, for a reason not attributable to the service provider. This amount can only be used for reservations at the list price and cannot be used in any promotion.

Late arrival ("late check-in") or early departure ("early check-out") are considered as a waiver of part of the stay, not giving rise to any refund of amounts paid.
We recommend that you have travel insurance that includes "cancellation and interruption".

6. Payment methods

During your stay we only accept payments in Euros (€), which can be in cash or transfers with MBWay. We do not accept other forms of payment.

7. Tourist tax

No tourist fees are charged.

8. Check in

In compliance with the provisions of articles 15.º and 16.º of portuguese law, Act 23/2007, "Legal regime for entry, stay, departure and removal of foreigners from the national territory", at the time of check in foreign citizens must provide your identification data to fill out the "Accommodation Bulletin". Failure to submit the necessary data will lead to refusal of admission.
National citizens must provide their customer tax data.

Schedule: 

• 15:00 to 20:30 - free

• 20:30 to 22:30 - 10€ for each hour delay

After 22:30 we do not check in and we consider that there has been a “no show”.
You should schedule with us the time of your arrival, and phone us as soon as you arrive.
Persons who have not checked in are not allowed to enter or remain on the property. Violation of this rule implies the immediate termination of the guest's stay, without the right to any refund or indemnity.
If the client appears with more people than those indicated in the reservation, their entry may be refused, without the right to any refund or compensation.

9. Check-out

Schedule:

• until 12:00

Upon check-out, the guest may have to compensate the owner for any and all damages for which he is responsible.

10. No smoking

Smoking is not permitted inside the property.

11. Image and sound capture

Since "Areias do Douro - Guest House" is a private property with restricted access, in order to guarantee the privacy and security of the space and of all those who use it, it is forbidden to capture, by any means, images (photography and video ) and sound within the space of the property, whether indoors or outdoors, without the express authorization of the respective owners or managers.

12. Pets

Pets are not allowed, except guide or assistance dogs.

13. Visitors

It is not allowed to enter and/or stay in the accommodation of people who are not part of the guest list and who have not checked in.
Violation of this rule, by any guest, may force the termination of the stay of all guests of the same reservation and consequent immediate abandonment of the accommodation, without the right to any refund of amounts paid or compensation.

14. Validity

Reservations made on a given date are subject to the "Rules" in force on that same date.
"Rules" prior to that currently in force, remain in force for reservations made when it is in force.
The "Rules" in force on a given date will be the one that is available on our website on that same date.
